The Process

Step 1: Get Pre-Approved

The first step to buying a home is to get in contact with a licensed lender to evaluate your financial status and establish a price range. Obtaining a pre-approval will make your offer look stronger and show the seller that you are a serious buyer.

Step 2: Home Search

Now, for the exciting part to begin! As your REALTOR®, we will be searching homes for you, including properties that are coming soon on the market yet have not been shared with the general public. You can also start your own MLS search right here on our website and see live, up-to-date listings in your favorite neighborhoods. Sharing with us what you like and dislike allows us to create a more specific search for your future home.

Step 3: Offer

Once we find a home that you love, we will work together with you to advise you on how we can make the strongest offer. One that will be sure to get the seller’s attention. It is very important to discuss all the details of the offer such as closing date, price, contingencies and any other stipulation for your purchase.

Step 4: Under Contract

Once your offer is accepted, you will officially be under contract! At this time you will be giving your earnest money deposit and  your mortgage loan process will start. Keeping track of the datelines in the contract, such as inspection, appraisal, loan commitment and others is crucial to have a smooth transaction.

Step 5: Home Inspection

A licensed home inspector will conduct a complete evaluation of the entire property and will prepare a report with any deficiencies found. Any negotiations regarding the inspection will be done within the inspection period.

Step 6: Appraisal

Your lender will order an appraisal which will determine if the property appraised for the sales price that you are purchasing it for. If the property appraised for less, you can enter into a negotiation with the seller or have the option to terminate the contract.

Step 7: Final Walkthrough

Prior to attending the closing, we will be doing a final walkthrough of the home to make sure everything is as it was when we put the property under contract. Any issues will be addressed at this time.

Step 8: Closing

Your lender and closing company will work together to have all the documents ready for closing. All the terms of your financing will be discussed to ensure everything is as previously discussed, unless it is a cash purchase. Once funding is complete you will receive your keys and can begin to create memories in your new home!
